Full Renovation

Project Cost: $104,233

As residential contractors, every now and then a project will come along that will spark your every ability, creativity and patience. This year, that project for G2 was this home renovation in New Port Richey. The home was originally built all the way back in 1916 with some of it not having been updated in almost 50 years!

It’s not everyday you get to work on a century old home, so this kind of job excites people like us. As we raised our jaws off the floor and got to work on designing and drawing the plans, sparks flew off our pencils like a grind on steel. Contractors Christmas came early as we sunk our teeth into this construction time capsule and *carefully* tore it apart down to the WW1 studs.

Follow along below as we go in-depth into every stage of this renovation below. First up, where we started, the kitchen.

Before

As you can see in the before photos, while not too dysfunctional there is room for improvement. While the homeowner was able to save money by keeping their appliances everything else, including that wall, had to go.

During

Before removing the first nail from the wall, G2 takes time to make sure all areas of the home that may be affected are properly covered and protected from things like dust and debris.

Next is out with the old…

And in with the new.

Measurements & Design

Looking through the before and after plans you can see the changes in the house’s floorplan. Notice Bedroom 2 has become the Master Bathroom via the newly added hallway with 2 lateral hallway closets. The wall dividing the kitchen & breakfast nook has been removed, expanding the length of the kitchen by almost double! 

After

As you can see the Kitchen is almost unrecognizable. Everything but the stainless appliances is brand new. Custom cabinet, butcher block counters, stone floor, farmhouse sink and of course the expanded space with the removed wall. 

Our Favorite Things

On every project there are a few design aspects that will always stick out to us as just perfect. We like to take this section to highlight a few of those. 

First off, there are so many things on this home project that we love so it’s going to be hard to choose just a few. But if I had to start somewhere it would be the obvious, the expanded floor plan! Removing the wall between the breakfast nook and the kitchen created space to expand the counters & cabinets making for optimized storage space throughout. 

Next, speaking of counters just check out those butcher block countertops. Our customers theme and inspiration photos were that of a rustic farmhouse and I’d like to think that theme was nailed. A durable, warm, practical and different countertop. Not one you see everyday and to me, that makes it even more special.

Finally, the theme. As mentioned before our customer had put together example photos of a farmhouse, rustic kitchen. From the green custom cabinets, the wooden butcher block counters and brick laid floors, to the golden accent on the cabinet pulls. Everything in this kitchen feels like Field of Dreams.
