Second Floor Room Addition.

Navigating the industry of home remodeling, with little to no experience, can sometimes feel like being lost in the jungle with a butter knife. So when a homeowner comes to G2 looking to add onto their house, we know (chances are) they find themselves in uncharted territory. 

The first thing to know about Room Additions is that they are the most challenging and also the most rewarding investment a homeowner can make to their house. Room additions yield the highest ROI (return on investment) then any other project. But they do cost the most and take the most time. I’m not going to go into the nitty gritty of the ROI on each type of room, but your average “flex room” (a bedroom, office, etc…) as of 2023 in FL is costing between $50,000-100,000 with an ROI of up to 70%! And a Flex room is exactly what this Hudson family was looking for! So they called in G2 and in we swooped, with a machete and map, ready to clear the way ahead and lead the charge on creating their home into the one from their dreams.

Our Favorite Things

In my opinion, Everything in a room addition is my favorite thing. But this section is where we take a moment to highlight just a few things about every project that we found special.

I’m going to start with the obvious one, there’s so much more space for activities! Bust out the bunkbeds because with the expansion of the first & second floor decks and the room itself, the homes floor plan expanded over 550 square feet! 

Next up, That view. The addition of the expended second story gives an amazing overview of the canal setting up the carefree tropical vibes and it is just so picturesque. Also, the addition added 2 windows and 2 half windows allowing for nothing but natural light to illuminate the room throughout the day.

Finally, to get technical, the mini split A/C unit. Having the split unit allows the room addition to have its own self controlled air system meaning, even when that Florida summer sun is at its highest you don’t have to lose the view or your wallet cooling the entire house.
