You know that thing your house does that drives you a little crazy? The kitchen everyone gets stuck in. The bathroom with nowhere to put anything. The spare bedroom doing its best impression of a storage unit. If 2027 is finally the year you do something about it, this fall is a good time to start planning.
For Tampa Bay homeowners, getting a remodel underway involves more than choosing finishes and picking a start date. There’s the layout, the budget, the approvals; and figuring out how you’ll live through the work.
Here’s where to begin.
Start With What Isn’t Working
Before you save another kitchen photo, write down what you actually want your renovation to solve. Saying “we want a bigger kitchen” is a starting point. “We need room for two people to cook without performing an awkward little dance around the island” is useful information for your designer.
Think about storage, privacy, natural light and how people move through your home. Then separate your list into three groups:
- Must fix: The problems driving the project.
- Would love: Features that would make it better.
- Can wait: Improvements that don’t need to happen now.
Set a Budget That Covers the Whole Project
Cabinets and countertops get the attention. Plumbing, electrical work, design and permits still need a place in the budget. Start with an investment range you’re comfortable discussing. Then ask what that range can realistically accomplish in your home.
Also account for life during construction: temporary cooking arrangements, storage or somewhere else to stay if the scope requires it. Discuss a contingency for unexpected conditions, with the amount based on the project rather than an arbitrary rule.
In G2’s award-winning whole-home renovation, opening the kitchen involved replacing a load-bearing wall with a structural beam. The finished room tells one story. The work required to create it tells the rest.
Bring the Boring Documents
Your property survey may not be as exciting as the new shower. Bring it anyway. Gather any existing floor plans, previous renovation records and HOA architectural guidelines you have. For an addition, your contractor will need to investigate what’s possible on your particular property before treating a sketch as a buildable plan.
Permit requirements depend on the scope and jurisdiction. Pinellas County’s permitting guidance is a useful starting point for properties it serves; other homeowners should check their city or county building department. HOA approval, when required, is a separate step from permitting.
Finding these requirements early is much better than discovering them after you’ve fallen in love with a design.
Choose Your Team Before Filling the Garage
Buying a gorgeous bathtub on sale feels productive. Finding out it doesn’t fit the plan feels considerably less productive. Talk with your remodeling team before ordering major fixtures or materials. Dimensions, installation requirements, availability and warranty responsibilities all matter.
When comparing contractors, ask who handles design, permits, selections and day-to-day communication. Compare the scope and exclusions alongside the price, and verify the contractor’s license through Florida’s DBPR.
You want to understand both what you’re buying and who’s responsible for delivering it.
Work Backward From Your Real-Life Calendar
“Next year” is a goal. “We need a functioning kitchen before our family visits in June” gives the planning conversation some direction. Share travel plans, hosting commitments and any dates that genuinely matter. Ask your contractor to explain the time needed for design, selections, approvals, ordering and construction.
Starting this fall gives you more room to make those decisions. It doesn’t automatically guarantee a January start—or a particular completion date. And if you’re hosting this holiday season, pay attention. Where does everyone gather? What gets crowded? What do you wish worked differently? Your house may hand you a pretty good project brief.
